WHAT WE INSPECT
A real inspection is not a 15-minute walk around the perimeter. Here is what we check on every visit.
Granule condition, cracking, curling, wind uplift, missing tabs. Documented with photos on every slope, not just the slopes the inspector can see from the ground.
Step flashing at chimneys, walls, and dormers. Counter-flashing. Drip edge. Valley flashing. These are the most common entry points for water.
Every vent penetration: plumbing vents, exhaust vents, skylights. Rubber boots degrade with UV; we look for cracking, lifting, and gaps.
The cap shingles at the ridge and hip take the most exposure. We check for displacement, cracking, and nail pops.
Soft spots, visible rot, moisture staining on the underside. Assessed from the attic if accessible.
Ridge vents, soffit vents, power ventilators. Proper ventilation extends shingle life and prevents moisture buildup in the attic.
Gutter attachment, pitch, and debris load. Fascia condition — rot here means water is getting behind the gutter system.

What we found, on which slopes, with our honest assessment of the roof's remaining life and what — if anything — needs attention now vs. in the next year or two.

Every photo we took, labeled by location. Yours to keep. Useful for insurance, for your records, for a second opinion, for a future claim.
Honest recommendation
Repair if repair is right. Replacement if that's what the roof actually needs. We don't recommend full replacements on roofs that need repairs. We've turned down jobs.
Zero pressure
