WHY A RANGE, NOT A QUOTE
This is the part most roofing websites skip. Here's what moves the actual number.
Square footage of the home and square footage of the actual roof surface are not the same number. A steep roof has more surface area than a flat one of the same footprint. Hips, valleys, dormers, and multiple stories all add complexity and surface area. We measure the actual roof, not the floor plan.
Steeper roofs require more labor — more safety setup, slower work, more time. A 10:12 pitch costs meaningfully more than a 4:12 of the same square footage. Accessibility matters too: a second-story roof over a garage with no setback is harder to work than a ground-level ranch.
You cannot know the full decking condition until the old shingles are removed. If we find rotted or soft sections during the tear-off, we replace them and supplement the insurance claim (if applicable) or add to the cash quote. We document everything we find.
Every skylight, chimney, dormer, satellite dish mounting, and attic vent requires custom flashing work. The more penetrations, the more labor and material. A basic ranch with no penetrations is less expensive than a home with two chimneys and four skylights of the same square footage.
NC code requires specific products in specific applications (ice-and-water shield in valleys, drip edge on eaves and rakes, certain ventilation minimums). Older roofs often need upgrades to meet current code at replacement. These add cost that isn't always in the estimate.
Material prices move. Asphalt shingles have seen significant price swings in recent years. The ranges in this tool are based on 2024–2025 data, but by the time you read this, prices may have shifted. We quote current market pricing at the time of inspection.
