A pipe boot is the rubber- or lead-flashing collar that seals around plumbing vent pipes where they pass through the roof. Pipe boots fail before any other component on most NC asphalt roofs — the rubber dries out, cracks, and starts leaking around year 8 to 12.
HOW IT SHOWS UP IN NC ROOFING
In our experience, the single most common roof-leak service call in NC is a failed pipe boot — not a missing shingle, not a storm hit, just rubber that has aged out in the sun. The leak shows up as a stain on a bedroom or hallway ceiling, often six feet downstream of the actual vent because water travels along the underside of the decking before it drips.
On a storm-damage claim, pipe boots are usually replaced as part of the tear-off because once you take the field shingles off, the boot has to come up too. Carriers sometimes leave pipe boots off the original scope. Add them. Lead-jacketed pipe boots are the upgrade we recommend for any homeowner planning to be in the house another 10–20 years — they outlast rubber by decades.
