HOW IT SHOWS UP IN NC ROOFING
On a tear-off in NC, the decking gets inspected slope-by-slope after the old shingles come off. Soft, delaminating, or rotted sheets get replaced — it is a separate line item on the scope, usually priced per sheet. Older homes often have plank decking (1x6 or 1x8 boards) with gaps between the boards; modern shingle warranties typically require continuous decking, so plank is overlaid with OSB or replaced before reroofing.
On insurance claims, decking replacement is a supplement item — the original scope cannot know what is under the shingles until they come off. We document any soft or compromised decking with photos before we cover it back up, then add the line items to the supplement. NC code also has nailing-pattern requirements for deck attachment in high-wind zones; on a storm replacement, that is a code-upgrade line you should not let the carrier strip out.
